Business Controller – Real Estate Assets

Role Context:

  • The business controller will an integral role in the oversight and control of a vast portfolio of RE assets on a pan-European basis. This is a new role and whilst there are substantial resources and expertise at hand, there will be a distinct requirement to implement many of the financial systems of the Lux business. The role will report locally to an MD and functionally to the GFD.

 

Role Profile:

Budgeting & Forecasting

  • Develop, monitor, and manage budgets for real estate assets in LU, FR, NL & DE.
  • Coordinate with stakeholders to ensure alignment of budgetary goals with overall business objectives.

 

Financial Analysis and Reporting

  • Conduct quarterly analysis to identify and report variances between actual financial performance and budget projections.
  • Provide insights and recommendations based on analysis to optimise financial performance.

 

Financial Information Management

  • Ensure accuracy of management and financial information in SAP and Qlikview.
  • Manage occupancy reports, contracts information, and other relevant financial data.
  • Oversee quarterly invoicing of rent and service charges to tenants.
  • Track Capex projects and ensure adherence to budgetary constraints.
  • Assist the finance team with quarterly closings to ensure timely and accurate financial reporting.

 

Cost Accounting

  • Design and implement cost accounting structures within SAP for new acquisitions.
  • Monitor and analyse cost trends to identify areas for improvement and cost-saving opportunities.
  • Prepare annual reconciliation of service charge accounts.      
  • Review supplier invoices related to service charge expenditures for accuracy and compliance.

 

Collaboration and Stakeholder Engagement:

  • Work closely with Property Managers, Investment, Technical, and Finance Directors to prepare operating budgets for each property.
  • Participate in monthly meetings with Property Advisors to discuss current issues and progress of underlying investment performance.
  • Provide support to Business Controller Manager, Finance Director, and Managing Director with various ad-hoc activities as required.

 

Role Requirements:

  • Bachelor's degree in Business Administration or similar field.
  • Fluency in Spanish and English are both essential. Knowledge of French is preferred.
  • At least 6+ years of experience in financial control, reporting and analysis preferably within a RE context either having been, or currently engaged at a big 4.
  • Availability to travel to countries to the location of assets and headquarters – Europe.
  • Proficiency in SAP and Qlikview preferred.

  • Relationship driven - excellent communication and interpersonal skills.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Flexible – able to operate and contribute in a wider business context – cross-team and function and at a HQ level.
